The raise
We pay each landlord 100% of their rate upfront — precisely what the market demands and precisely what no tenant can do alone — then build solar on every property.
The assumption to test
$2,000/yr is the floor — a basic 3-bedroom unit. Rates climb from there with the property, and so does what every scaling tier pays. Drag the blend to see the raise resize.
The raise carries 100 houses at any blend up to $5,890. Above that, the house count falls.
Use of funds
$1,500 per install across 98 houses — 2% already have solar. We own the asset; power and water bundle into every room.
$2,000 blended per house. $2,000 is the floor for a basic 3-bed — rises with the property. Better houses cost more and earn more from every scaling tier.
~40% of rooms come pre-furnished from landlords. We fit out the remaining 180 rooms at $300 each ($54k) plus $15k for shared kitchens and common areas.
Software, the ground team, and the first months of operations before rents stabilise.
Starlink hardware across all 100 houses. The $28/mo per-house subscription is an operating cost, not capital.
Absorbs lease rates above the floor. At this blend the raise could fund 294 houses instead of 100.
Why now
An estimated 90,000–140,000 people in Freetown are currently priced out of formal housing. Not for lack of housing stock — for lack of the liquidity mechanism to access it. No agent fee, no 12-month wall, one refundable month: that's the entire unlock.
